Price Negotiations

What's better than getting the home you love? Getting it at a price and/or terms you love, too. I get so much joy out of helping home buyers in the North Valley find the perfect property, then getting the best deal they can for it. Sometimes negotiations aren't all price. A great contract can involve other seller concessions that create the right deal for you.

Real estate market data –How can you be expected to make price offer decisions in a vacuum? I spend a great amount of time and effort in collecting market data to help my buyers in their price negotiations. This data involves not only sold property prices by neighborhood, but also current listing pricing to determine the competitive nature of the market.

This data is very thorough. Many agents can do a Comparative Market Analysis (CMA). But I've developed a proprietary evaluation method that takes this analysis to the next level. I know of no other agent who reviews properties this way. I analyze the market both for what has happened (Closed transactions) as well as what could be happening with homes still on market (Active, Under Contract, Pending). We review and discuss this information so that you know what the home is likely worth BEFORE an appraisal occurs. This is tremendously helpful, especially if you are trying to get a "hot" property and are competing with other buyers! My analysis doesn't replace the appraisal, but only helps you get an idea what it may be like before we get to it.

Thorough knowledge of your situation – Only through constant communication I can advise you properly in pricing negotiations. By understanding your motivations and financial capabilities, I can help you craft a price negotiation strategy with the highest probability of success.

Seller motivation and specific property research – While it may not always be to determine why someone is selling, there are things we can determine about the property that will allow us to negotiate from a position of strength.

It's not all money – There are a lot of ways to negotiate a real estate deal, and they don't always involve money. Perhaps the seller doesn't have a lot of ability to work with you on price, but they can make other concessions that could result in a deal. I help you to take the best approach.

It's not over till it's over – Many real estate price negotiations involve multiple counter offers and a lot of back–and–forth. I'm with you with each counter offer to adjust your negotiation strategy accordingly, always keeping the "long game" in mind. Sometimes a great price is reached, but there's no ability to work on property repairs afterwards. Perhaps all the goodwill is lost in the beginning and the rest of the process is very difficult and may not even close! We keep the full picture in mind - and your priorities at the top of the list - so that the best overall deal can both be made AND closed.
